THE average house price in Ararat continues to soar with new figures showing the average home is worth $100,000 more than a year ago.<\/p>\n
A report from the Real Estate Institute of Victoria suggests the median house price in Ararat in the second quarter of 2022 was $378,000 compared with $273,000 for the same period in 2021.<\/p>\n
The report suggests house prices in Ararat are growing by around 7% a quarter.<\/p>\n
Homes throughout the region have also grown I n price.<\/p>\n
The median price for a home in Stawell is $323,000, Maryborough $384,000, Hamilton $390,000 and Horsham $394,000.<\/p>\n
Ballarat remains the most expensive locality in Western Victoria where the median price is\u00a0 $753,000<\/p>\n
However, Ararat prices are still way below the regional Victorian median house price of $625,000 for the second quarter of 2022.<\/p>\n
Rental properties are also attracting a good return in Ararat according to the REIV.<\/p>\n
The median rent in Ararat is $320.00, lower than the Victorian regional average of $400.00.<\/p>\n
Rental properties in Ararat are on average returning investors 4.4%.<\/p>\n
The REIV believes people fleeing the cities has greatly assisted regional house prices.<\/p>\n
REIV President Richard Simpson said the prices are unprecedented.<\/p>\n
